If you are like me, a relaxing vacation isn't sleeping on the ground eating beanie weenies out of can.  Or waking up in the middle of the night face to face with a hungry racoon or poisonous snake!  I've been working hard and feel I deserve a small piece of luxury.  So whether it be Hyatt or Hilton, I'm hitting the 5 star resorts.

I believe it is the Queen Creek Area's best kept Gem! They had 12 models to view. The floorplans are innovative and open. They are bringing back nooks that are smart & functional. Shea Homes is the builder behind the project and they are offering so many choices to choose from to customize your home, even an elevator! One of the models featured an indoor courtyard - the middle of your house is outside! Arizona enjoys fabulous weather 9 months out of the year, it's a great touch for our climate. Even though the smallest floorplan is only 1437 square feet it definitely felt much, much bigger. Queen Creek Foreclosures

Did you know that you can pick up an 1800 square foot home with a pool in Queen Creek for $125,000? 

How about a 2100 square foot home with Granite Counters, Cherry Cabinets, 3 bedrooms and den for $139,000? You might be thinking, "Oh, I bet it needs alot of work"  Nope, those 2 homes were in great condition!!!

There are literally hundreds of bank owned homes in the Queen Creek market.  Many of them in move in condition!!  But, don't let me steer you wrong, some do need work!

So, you may be asking, "How can I get one of those homes?" 

Many of the lenders that own the homes are making it easy for you because they have hired Realtors to list the properties for them. Below are a few requirements and suggestions to make the buying process more smooth. 

  1. You must be ready to buy. If you have been pre-qualified by a lender to make a purchase you must ask your lender for an "LSR",  Loan Status Report.  The LSR proves that you are ready to rock and roll and are serious about buying this property.  Many banks won't even look at your offer unless the LSR is attached.
  2. If you are offering cash, you must have proof of funds available to show the bank. (Bank Account, Money Market Account, 401k etc)
  3. This one is a suggestion and not necessarily a requirement: Have earnest money available and write it in your offer.  Most banks take that as a sign of a serious buyer. 
  4. Once the bank accepts your offer, they will more than likely send a purchase contract from their office, not a standard one that Arizona buyers are used to. That is why I recommend hiring an agent to represent you, it is their job to read over that contract and protect your best interests. They will also help coordinate inspections and help with the escrow closing process.  Many times you don't have to pay them out of your own pocket, they will share the commission with the listing agent.

Be patient, the banks are overloaded with these properties and may take a while to close.  

Based on the number of default notices recorded there will be hundreds more joining the market in the next 4-6 weeks.  Some will be move in ready, others will need a little rehab.  We have golf course properties, master planned communities and great weather. This is just the beginning, so if you are looking for an Arizona Home there currently tons of low priced bank owned homes here, and there will be more to come!!!
